Points to consider before trying to sell your house yourself:
- Some owners think they will "save the commission" and sell their own
house.
- You are really limiting the exposure the house gets
- The longer the house is on the marketplace, the lower the price
gets, generally speaking. Why? Because buyers tend to think that if a
house has been on the market for a long time, then there must be
something wrong with it!
- The selling/buying process begins after the buyer leaves your
home. Most sellers think that all it takes is for a buyer to see their
home and presto, they love it and will do an offer! Real estate agents
are trained to overcome buyer's objections to houses, and to lead the
buyer to a long list of houses that might be appropriate to their buyer.
- Because of the very limited exposure, you very well may end up with a
lower sale price. In order to generate the highest possible selling
price, your house needs lots of exposure to all the possible
buyers. Real estate agents are big advertisers, big
networkers, and they get exposure for your home!
- Most buyers find it extremely awkward to talk directly to, let alone
negotiate with, a seller. They have a big fear of being taken advantage
of, or of paying too much. They want a realtor working on their
behalf, while they stay in the background. Most buyers do just
that. Therefore, most buyers never see your house.
- Lack of pertinent information can often result in a lower sale
price, or worse yet, a bungled contract and possible legal problems.
- Since most buyers retain the services of an experienced realtor, if
they ever do get to see your house, you will no doubt end up
negotiating against an experienced professional.
