Completion Date:
- The closing date of the sale
- Could be 3 weeks, or 3 months. Try to avoid end-of-the-month
closings, as you may find trouble getting moving trucks. Lawyers can
get very busy at those times too.
- The seller will have an opinion on deciding this date
Title Search Date:
- The day your lawyer examines the title to the property, to find things
like: who owns it, what mortgages/liens are there, any tax arrears.
- Usually 10 days before closing
- By the way, ask your lawyer about “title insurance”
Conditions and Clauses
- Specific to your offer only
- Conditions are for your protection, ie financing, home
inspection, insurance, sale of your home, etc. In effect, your offer is
conditional on you satisfying yourself regarding one or all of
these, failing which the offer becomes null and void. Ask your
realtor (or lawyer), for advice when to use a condition.
